You are not just buying a home ~ You are building a life! Our goal is to ensure that you not only have access to information, but a complete understanding of that information. If this is your first home, or if it’s been a long time since you have been through the process, the first step can be the hardest one to take. Knowing where you want to finish is the fun part ~ Knowing where to start, and who to ask for help, isn’t always easy. It doesn’t make a difference if you are buying now, or a year from now.  Here’s how you get started:

GET YOUR FINANCES IN ORDER

A great first step is to figure out what you can afford before you fall in love with something above your price range. Run the numbers with a lender that you trust to decide how much you are comfortable paying every month. Your credit scores and debt to income ratio play a huge role, as does the amount of money you have saved up for a down payment. A good lender will explain everything and will walk you through every detail of the process!

HIRE A BROKER

This is where we come in… Having a Buyer’s Agent doesn’t cost you a thing at New Roots Real Estate! The commission is paid from the Sellers’ funds at closing. We are here to help you clarify what you are looking for, identify neighborhoods and properties that could suit, and answer your questions about the process and the area. It’s also perfectly fine to start working with a Broker now to track the market, even if you aren’t thinking of buying for a year or more.

WATCH THE MARKET

At New Roots, we will set you up to get email or text updates of homes that fit your criteria. Getting regular updates lets you see what homes in your target price range look like, what neighborhoods are popping up in your search, and helps you narrow your focus to exactly where you want to be. If you are on a shorter timeframe, you’ll watch those notifications like a hawk. If you are months away from buying, you’ll get a handle on market changes, pricing, inventory…and you’ll be well-educated when it comes time to start opening doors.

OPENING DOORS

By now, you’ve gotten pre-approved for your mortgage, and have a good idea of what you are looking for. This is the fun part. Consider your priorities when you start looking at homes ~ know what you must have, what you can’t stand, etc. Our priority is to help weigh the pros and cons of each property without pressure. And, yes, you will likely have that angels singing, clouds parting moment when you walk into THE HOME. I’ve seen it numerous times, and it’s glorious each time it happens!

WHEN YOU FIND THE PERFECT PROPERTY

We will review the asking price, and all the information presented in the contract to help you determine the right offer. We will also negotiate for you, and oversee that your interests are best served. Once a contract is accepted, we will assist you through the countless details that go into a real estate transaction ~ beginning with supplying you with a list of competent and qualified lenders, inspectors, surveyors, appraisers, lawyers, 1031 Exchange specialists, tax advisors, architects, and builders in the Estes Valley upon your request. We will guide you every step of the way through the due diligence process!

PERSONAL GUIDANCE

We will also… insure that your contract allows you a reasonable time period to conduct home inspections, due diligence, and financing.

Keep closely in touch with you throughout the negotiations ~ via the phone, text or email ~ keeping you appraised of the process.

Personally oversee inspections to insure and thoroughly understand any situations that need to be addressed.

Make certain that required work is satisfactorily completed.

Arrange for your closing and be certain you receive all proper documentation.

SETTLEMENT AND KEYS

Within a few days or so of the closing, we will do a final walk through to make sure that it is in the same condition as when you made the offer: everything is in working order, items that were supposed to be included are still there, and any home inspection repairs agreed upon are completed. You will need to arrange for a wire transfer, for the remainder of your down payment and closing costs.  This number will be reviewed within several days of closing on your Closing Disclosure. After that, you proceed to the closing table and sign documents until your hand cramps up. Once the documents are signed, money has been received, and the deed signed, you’ll be handed the keys to your new home!
